Chicagoland buildings have their own rules
Every housing type in this region comes with a different set of problems. Knowing them in advance is the difference between a smooth schedule and a week of surprises.
City condos and high-rises
Certificates of insurance, elevator reservations, restricted work hours and freight-only access. We have worked in enough downtown buildings to know the drill before your association asks.
Bungalows, two-flats and greystones
Lath and plaster walls, out-of-level floors and century-old framing. We know when a wall can be skimmed, when it needs to be resurfaced and when it truly has to come down.
Suburban single-family homes
Larger square footage, basement moisture conditions and open floor plans where a floor runs continuously through several rooms and has to stay flat the whole way.
Below-grade basements
Slab moisture testing, vapor barriers, moisture-resistant ceiling tile and flooring selected to survive a Chicago basement rather than fail in it.
